The Facilities HVAC Technician supports general operation, inspection, and building maintenance. This includes HVAC, mechanical, electrical, and plumbing, systems in assigned facilities. Assists site Operations Manager and other technicians in maintenance and repair efforts, as well as independently performing defined tasks. Performs inspections and repairs to interior and exterior areas, including walls, flooring, installed fixtures, roofing systems, lighting, furniture, etc.

What your day-to-day will look like:

  • Familiarity of building mechanical systems including HVAC, Pumps, Motors, Chillers, AHUs, RTUS, Fan coils, and associated Exhaust Fans.
  • Completing preventive maintenance, tours, and repair work orders in mixed lab and office facility.
  • Perform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations.
  • Clean HVAC coils, change filters and belts.
  • General knowledge of maintenance and repair of Boilers and HHW systems.
  • Familiarity of general maintenance and repair of Fume Hoods, Bio Safety Cabinets, Vacuum pumps and compressors, generators, pumps, exhaust systems.
  • Maintenance and repair of basic Electrical systems, including, UPS, Generators, lighting controls, etc.
  • General interior maintenance and light carpentry tasks.
  • Basic plumbing skills, sink, faucet, toilet repair, etc.
  • Assist the operations team in the maintenance and repair of building and equipment and/or as directed.
  • Replace lighting and ballasts.
  • Eager to learn from the existing team as well as bring personal experience and improvements.
  • Complete Hazard Assessments as necessary.
  • Understand and follow PPE requirements and signage.
  • Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them.
  • Maintain compliance to State, County, or City Ordinances, Codes, or Laws.
  • Must complete all required safety trainings as scheduled.
  • Practice Defensive Driving at all times.
  • Complies with all policies for the safe storage, use and disposal of hazardous materials.
  • Ability to navigate the web-based work order system to update and close out work orders in a timely manner.
  • Perform Vehicle and equipment Safety Inspections.
  • Escalating problems or issues to Manager in a timely manner.
  • Attend work and safety meetings as required.

Work Schedule:

  • First shift on-site position (Flexible Start Time)
  • Rotating On Call Availability Required

Physical Requirements:

  • Ability to lift and carry up to 80 lbs.
  • Frequently perform activities such as climbing, bending, lifting, kneeling, stooping, and working/extending overhead
  • Climb ladders while carrying a tool bag (approximately 20 lbs.)
  • Work from heights

Environmental Conditions:

  • Potential exposure to chemical, radiological, or biological agents that may be hazardous to health if mishandled (including agents which may potentially affect reproduction or the fetus)

Safety Compliance:

  • Must strictly adhere to all safety procedures
  • Required to use appropriate personal protective clothing/equipment as specified
  • Responsible for safe storage, usage, and disposal of hazardous materials
  • Note: This position requires physical stamina and strict adherence to safety protocols. All necessary training and protective equipment will be provided.

Desired or Preferred Experience and Technical Skills:

  • High school diploma or equivalent.
  • EPA Universal Certification a plus!
  • Advanced knowledge of building mechanical systems including HVAC, Pumps, Motors, Chillers, AHUs, RTUS, Fan coils, and associated Exhaust Fans.

Required Skills and Experience:

  • Legible handwriting
  • Strong Interpersonal skills
  • Strong Customer Service skills
  • Understanding of Good Documentation Practices.
  • Comfortable using Outlook mail and calendar as well as Microsoft word and Excel.
  • Ability to navigate the web-based work order system to update and close out Work Orders in a timely manner.
